Commercial EPC (ENERGY PERFORMANCE CERTIFICATE)

A Commercial EPC is a certificate that, by law, is necessary on all commercial non-dwellings over 500m² on completion, sale or rental. An EPC lasts for 10 years.


Commercial EPC’s show:

  • Energy Efficiency Rating (relating to running costs) of a non-dwelling
  • Recommendations of how to improve energy efficiency

Commercial EPC’s Must Be:

  • Produced by an accredited non-domestic energy assessor (NDEA)
  • Provided by a seller or landlord to a prospective buyer as soon as possible
  • Commissioned before an agent can advertise your non-domestic property
  • Shown in all advertisements when letti ng or selling the commercial property

Commercial EPC penalties:

  • The penalties for not having a Commercial EPC can be from £500 to £5,000 with an additional £200 penalty if not provided within 7 days of request.

DEC (DISPLAY ENERGY CERTIFICATE)

A DEC is a certificate that is required by law for all buildings with a total useful floor area over 500m² that are occupied in whole or part by public authorities and frequently visited by the public.


DEC’s Must Be:

  • Produced by an accredited non-domestic energy assessor (NDEA)
  • Displayed in a prominent place clearly visible to the public
  • Accompanied by a valid advisory report, although this does not need to be displayed

DEC’s Validity:

  • Where your building has a total useful floor area of more than 1,000m², the DEC shall be valid for 12 months. The accompanying advisory report shall be valid for 7 years.
  • Where your building has a total useful floor area of between 500m² and 1000m² the DEC and advisory report will be valid for 10 years

DEC penalties:

  • The penalty for failing to display a DEC is £500, and £1,000 for failing to possess or have in your control a valid advisory report. In addition to these penalties, it will still be necessary for you to commission the documents, otherwise further offences will be committed.
